West Palm Beach as we see it on the job

West Palm Beach is a short drive east of us, and the calls we get here cover more ground than in most of the cities around Wellington. Closer to downtown, we work on older houses whose brick, block and stucco have been patched more than once, and on condo and apartment buildings where an owner wants a wall or walkway fixed. In the newer neighborhoods farther west, the list leans toward paver driveways, block garden walls and outdoor kitchens, much like the work we do in Royal Palm Beach.

On an older house, the first job is usually sorting out which cracks are old news and which are still moving, so I can tell you what to fix and what to leave alone. The ground here is mostly sand, so how well the base under a driveway or a wall footing is packed decides whether it stays flat.

What to know before masonry work starts in West Palm Beach

In West Palm Beach, the city's Building Division reviews building permit applications, so when your job needs a permit, we can't start until it's issued, and the inspections set the pace after that. Before you hire anyone, ask whether they're registered with the city for permits, because that takes a state or county license, a current business tax receipt and insurance certificates for general liability and workers' comp.

We're licensed and insured, and when your job calls for a permit, we apply for it and set up the inspections, and I'll go over it with you at the estimate. The price moves with the size of the wall or driveway, how much old work has to come out, the material you pick and how much base the ground needs, while the schedule turns mostly on the permit and the inspections. You'll get your own figure when I come out to look, and our crew does the work, the same way we do in Greenacres and Palm Springs.

  • When a permit is needed, we build its review and inspections into the schedule before we give you a start date.
  • Every business working in the city pays a local business tax each year, October through September, so a contractor's receipt should be current.
  • Work that needed a permit and didn't get one needs a permit to remove it or a penalty of four times the regular fee, and a hearing officer can add daily fines that get recorded as a lien and can get in the way of a sale or refinance.
  • You can pull an owner-builder permit only if you're doing the work yourself, the house isn't titled to a company or rented, you keep it unsold and unrented for a year afterward and you sign in person at City Hall.
  • On older houses, earlier patch jobs often hide what's underneath, so I'll tell you what I can see at the estimate and what we'll only know once it's open.

Masonry and permit questions from West Palm Beach homeowners

Do I need a permit for masonry work in West Palm Beach?

Driveways and structural work, such as foundation repair or a load-bearing block wall, need a city permit no matter what the job costs. The city's permit list doesn't spell out every masonry job, so for anything else, call the city's building line at (561) 805-6700 and ask before work starts.

Does the $7,500 permit exemption in West Palm Beach cover my masonry project?

It can, if the work is on a single-family house, is worth less than $7,500, isn't one of the jobs that always need a permit and the property isn't partly or fully in a flood hazard area. The exemption started July 1, 2026, and it isn't automatic, since you or your contractor has to send the city a written request. A bigger job also can't be split into smaller ones to stay under the line.

How do I check if my West Palm Beach home is in a flood zone?

Look up your property on the city's flood information page, which Development Services keeps for owners. The city says flood maps change, so check it fresh rather than going by what you heard when you bought. It matters for masonry work because a property in a flood hazard area can't use the $7,500 exemption.
