How Boca Raton houses shape our masonry work

Boca Raton holds a lot of different houses inside one city. East of I-95 you'll find older block ranch homes with stucco over the block and plenty of old patched cracks, and closer to the water the brick, coral stone and mortar take salt air every day. Out west it's mostly newer planned communities with Mediterranean-style homes, paver driveways, stone trim on the entries and pool decks out back. The calls we get here look a lot like the ones from Palm Beach Gardens, with gated streets, HOA rules and homeowners who want a repair that blends in with what's already there.

The ground is mostly sandy fill, which drains fast but can settle under a slab edge or a wall footing, and stucco hides a lot of what goes on underneath. So on most Boca jobs I start by finding out whether a crack is only in the stucco or runs into the block behind it, because that decides whether you need a patch or a real repair.

What to know before a masonry job starts in Boca Raton

Inside city limits, the City of Boca Raton Building Department issues permits, and the city wants one before exterior alterations or construction begin, so on permitted jobs the review and the inspections set the start date more than our crew does. If your home is in unincorporated Palm Beach County, the county's Permit Center processes building permits instead. When a job calls for a permit, we apply for it and set up the inspections, and I'll go over it with you at the estimate. Before you hire anyone, ask to see their business tax receipts and proof they're licensed and insured, which we are.

We come down from Wellington for these jobs and plan around I-95 and Glades Road traffic so the crew and materials get there early in the day. The price usually moves with how much of the wall or drive is actually damaged, how hard it is to match older brick or coral stone, how deep a footing has to go and how easy it is to get equipment into a gated community or a tight side yard. The schedule turns on the permit, the summer rain and how long matching material takes to come in, and the estimate is where you get your own number. It's the same work we do in Delray Beach and Boynton Beach.

  • Near the ocean, salt air wears mortar joints faster, so we look closely at the walls facing the water before we suggest repointing.
  • Bring your HOA's design guidelines to the estimate if you have them, because many communities set paver color, wall height and stone finish.
  • Summer storms roll in most afternoons, so we plan mortar and paver work for mornings and cover fresh work before the rain.
  • Gated communities usually want contractor names at the gate, so we'll ask you to clear our crew before the first day.
  • We fix the brick, block and joints that need it and leave the sound ones alone, so you aren't paying for work your house doesn't need.

Questions about masonry permits and contractors in Boca Raton

Do I need a permit for masonry work in Boca Raton?

Probably, if your home is inside city limits, because the city requires a permit before exterior alterations or construction begin. The city's exemption form lists painting, flooring, drywall finishing, similar non-trade work and a fence on a property with no pool, which may be exempt on a single-family home when the total value is $7,500 or less, but masonry isn't on that list and the exemption leaves out structural work. The city's permit process page lays out the steps, and I'll tell you at the estimate whether your job needs one.

Can I pull my own permit for a wall or walkway on my Boca Raton house?

Yes, the city allows an owner/builder permit, but only for a single-family home that's in your own name, not a business's, and that you live in now rather than rent out. You'd apply, pay the fees and schedule inspections yourself through Boca Ehub, the city's online permit system. If you'd rather not deal with it, that's part of what we handle.

What does a business tax receipt mean when hiring a contractor in Boca Raton?

It shows a business has paid the local tax to operate, and the county says plainly that it's no guarantee of the quality of the work. Boca Raton requires a city receipt and a Certificate of Use for each business location inside its limits, and anyone selling services in Palm Beach County needs a county receipt too, on top of any licenses the law requires. Receipts run for a year and all expire September 30, so check the date on the one you're shown.
